We'll bid a defined scope off plans, or run time and materials where the scope genuinely isn't settled yet. What we won't do is bid low off an incomplete set and make it back in change orders.

We tell you before we do the work, not on the invoice. If a wall moved, a fixture changed, or the plans show something that can't be built the way they're drawn, you get a call and a number while it's still a decision. Change orders are a normal part of the job; surprises on a final invoice aren't.

Residential is most of what we do, from new construction to additions and remodels. We take commercial work too, but we keep it small. If a job is bigger than we are, we’d rather tell you than take it on and let you down.

We handle it. Gas lines, ranges, dryers, grills and outdoor kitchens all run under a master gas fitter's license, so there's no second sub to schedule, no second certificate to collect, and nobody pointing at each other when something needs to be sorted out.
